Weekend Spotlight: Small Condo Units in the North East - 7 June 2009


Two close friends of mine has been house hunting for a while now. They face the typical Singaporean predicament – being married proper for almost two years, and have still not found a place to call home. His wife is currently staying with him at his parent's place.

After listening to them skirt the real issue for over half an hour, I cut to the chase and asked them if not being able to exercise their full rights as newlyweds wherever and whenever they fancied was what really is bothering them. Their faces became red as berries, but hey, they came to me…plus these were real questions, which deserved real answers.

They wanted cheap, good, immediate and something that kept the in-laws at bay.

Their options were:

  • Resale HDB – second most affordable option and the logical solution as they did not mind HDB. However as HDB 4rm and 5rm flats came with at least 3 rooms, it would encourage the in-laws to move in with them…and that tread on the privacy issue.

  • New HDB – most affordable. But not an option as balloting and construction takes 2-3 years. At the rate she was losing hair over the issue, she wouldn’t need a bikini wax anymore.

  • Resale Condos – Their best option. In fact they could even blame high prices for preventing them from getting a bigger unit, and preventing in laws from moving in. Additionally I told them a studio is actually fine, but if they were thinking of a baby quickly, a two room is required as the kid will need a room surely.

  • New Condos – Again construction could take about 2-3 years.

So we decided that a 2rm or studio in a condo is the right thing for them and especially useful at keeping the in-laws at bay. But how about cheap?

I asked them straight to their faces how much is their marriage worth. They immediately understood what I was getting at. This was taking into consideration that although they aren’t fishing at the bottom of the market, they also were not paying prices that we saw in mid 2007. They might not have all the best deals, but I told them not to be greedy – they already have each other.

They wanted to stay in the north east, and here are some options they had:
