La Casa was the last Executive Condominium (EC) that was brought into the market (by Far East Organization) and has been around for close to two years now. It is located in Woodlands (District 25) and is close to Johor. The closest large shopping mall is
Causeway Point.
EC’s are technically entry level condominiums that were introduced to bridge the wide gap between a low cost HDB flat and costly condominium for the middle class. All EC’s are built on 99yr Leasehold land and a joint project between HDB and private developers. Buyers were even eligible for HDB subsidies such as first time buyer grants. EC’s have since been phased out in favour of Design Built and Sell Scheme (DBSS) HDB flats. It is not known whether EC’s will make a comeback.
What makes EC’s most unique is that it is technically a private strata-titled property just like any other condominium; however it cannot be resold before the minimum occupation period has been satisfied. The minimum occupation period starts when the buyer collects the keys, and ends 5 years later in which they can resell the unit. Additionally selling to foreigners can only be done after 10 years.
When we visited La Casa, we were rather impressed with the facilities despite being an entry level condominium. It even beats many other boutique condominiums that we have seen:

A bird’s eye view of the large swimming pool that sits between the blocks.

The pools have slightly different themes. You will notice that the private enclose space for ground floor units are truly exclusive, as you don’t get people walking past - only swimming past.

The serious swimming pool can be found on the far right side across the bridge. Cute blue little umbrellas can be found scattered across the estate. Interestingly, we heard that a resident in one of the ground floor units had to remove their patio umbrella as it wasn’t colour co-ordinated with the blue ones.

From the ground looking up. Deckchairs can be found neatly arranged on the timber deck.

Jacuzzi for the residents we assume.

Looking down the pool of La Casa.

There is very little to walk upon in La Casa. Almost anything you could set your feet upon has been converted into a pool.

The estate is very well manicured. The perfect looking trees seem almost artificial.

Some water themed features for kids to play about. Outdoor sofas laze about in the sun.

White plastic tables and chairs can also be found scattered about the estate. Almost every unit that face inwards gets a fantastic pool view, although not everyone has balconies.

Some ground floor units have direct access to the pool! A really nice touch.

This large pool found on the west end is for serious swimmers…

Very well manicured lawns and water features.

Children’s playground.

Outdoor fitness facilities.

The BBQ areas can be found on top of the large multi storey car parks.

A sizeable open space on the deck of the multi storey car parks.

Some high units will find themselves with a ground floor like theme – as they face the open deck.

The open deck also features the tennis courts. HDB blocks can be found adjacent to La Casa.

Interior of the gym that overlooks the pool. Equipment is pretty decent.

The clubhouse from the outside

Interior of the clubhouse includes a reading lounge and a KTV room.

Sample of the multi-storey car park. The lift goes to every level.

View from the 10th floor (Total 12 floors). Units facing inwards come face to face.

A parting shot of the estate as the sun sets.
