The plot ratio for the old factory building site is the same as the Wing Tai site at the other end of Kg Bugis so 30 residential floors should be about right. The former Kallang Gas Works site is still a reserve site not planned for anything so you might not get direct block-facing with Southbank. However, I expect this to be a potentially large commercial or retail site given its proximity to the Lavender MRT station.
There should be a new road linking North Bridge Road to Stadium Road (National Stadium) and the current PA HQ. Maybe by then they would make that part of North Bridge Road a 2-way road so that cars can go in to Kg Bugis/National Stadium straight from North Bridge Road.
